Cold water washes away surface material and leaves the spores behind — which is why a cheap wash looks great for a month and then doesn’t. Heat kills mold, mildew, and algae at the root.

Straight answers

Will you be using my water?

No. Our trucks carry their own water — 1,100 to 2,400 gallon tanks depending on the truck — so there's no hookup to your building and no spike on your water bill.

Are you licensed and insured?

Yes. We carry general liability and workers' compensation insurance, and your property is named as additionally insured on our certificate before your project starts. We're also a certified drug-free workplace, and every employee is background-checked.

Is pressure washing a roof purely cosmetic?

No. Algae that accumulates on a tile roof feeds on the limestone in the tile itself. Cleaning it off protects the roof, not just its appearance — regular cleaning meaningfully extends the life of the roof.

Do you use soft washing or high pressure?

It depends entirely on the surface. Roofs and painted or stucco exteriors get soft washing — an eco-friendly solution followed by a low-pressure rinse, because high pressure on a roof loosens tiles and causes leaks. Concrete, curbing, and garage decks can take hot water at full pressure.

How often should a roof be cleaned?

We recommend most Florida properties clean roofs every two years. That keeps you ahead of regrowth rather than paying for a heavier restoration later.
