Will you be using my water?
No. Our trucks carry their own water — 1,100 to 2,400 gallon tanks depending on the truck — so there's no hookup to your building and no spike on your water bill.
Are you licensed and insured?
Yes. We carry general liability and workers' compensation insurance, and your property is named as additionally insured on our certificate before your project starts. We're also a certified drug-free workplace, and every employee is background-checked.
Is pressure washing a roof purely cosmetic?
No. Algae that accumulates on a tile roof feeds on the limestone in the tile itself. Cleaning it off protects the roof, not just its appearance — regular cleaning meaningfully extends the life of the roof.
Do you use soft washing or high pressure?
It depends entirely on the surface. Roofs and painted or stucco exteriors get soft washing — an eco-friendly solution followed by a low-pressure rinse, because high pressure on a roof loosens tiles and causes leaks. Concrete, curbing, and garage decks can take hot water at full pressure.
How often should a roof be cleaned?
We recommend most Florida properties clean roofs every two years. That keeps you ahead of regrowth rather than paying for a heavier restoration later.
Why hot water instead of cold?
Heat kills mold, mildew, and algae at the root. Cold water only washes away surface material and leaves the spores behind, so regrowth starts almost immediately. Our equipment produces 200°+ water, which also means we clean most surfaces without harsh chemicals.
Will the cleaning leave stripes on our sidewalks?
No. We use 48", 60", and 72" surface cleaners that cover a walkway in a single pass, which is what produces an even finish. Striping is what happens when a contractor cleans a large surface with a handheld wand.
Can you work around our residents and business hours?
Yes, and it's most of what we do. We schedule around occupancy, work nights and weekends for commercial and retail properties, run DOT-compliant traffic control in active drive lanes, and keep an on-site foreman coordinating access from start to finish.
Are you set up in our vendor compliance system?
Most likely. We're registered with RealPage, RMIS, NET Vendor, Compliance Depot, and MyVendorCenter, and we're members of SEFFA, CAI, and ICSC. If you use a system we're not in yet, tell us and we'll get registered.
How far can you reach from the truck?
Our high-pressure hoses reach more than 1,000 feet, so interior courtyards, upper floors, and areas trucks can't park near are all still accessible.
